Residential/Commercial Monolithic Slab
Slab inspections are a two-part inspection consisting of a rough and a final. Erosion control must be in place and maintained throughout construction, failure to do so will result in denied inspection.
Rough Slab- Inspect set backs
- Property irons must be visible (no exceptions)
- Inspection on plumbing to include 10' head required fore drain test on 3" stack. Water closet locations to be balled after test. plumber must be present for this inspection.
- Lots must be marked by number throughout contruction or inspection can be denied.
- Inspect footing depth (City of Calera requires 16" turndown).
- Inspect grade beams.
- Inspect insect protection.
- Inspect vapor barrier (reinforcement in foundation as needed, questionable soil).
- Form survey must be in office prior to inspection being set up.
Residential/Commercial Multi-Story/Crawl Space
- Check Setbacks.
- Property irons must be visible (No Exceptions).
- Inspect foundation.
- Inspect slab in basement .
- Test plumbing, if any .
- Inspect grade beam.
- Inspect soil protection.
- Inspect vapor barrier (reinforcement in foundation as needed, questionable soil).
- Form survey must be in office prior to inspection being set up.
Residential/Commercial Rough Inspections
No wall insulation to be in prior to rough inspections.
- Framing
- Sole plate anchorage
- Anchor bolts to be on 6' centers and to be at least 12" off each corner. Power driven nails can be substituted, spacing must be 16' on center for exterior walls and 16" on center for load bearing and 36" on non-load bearing.
- Electrical
- To comply with current NEC.
- Plumbing
- Water test is required on drain and water line. 10' head on drain vents.
- Perform gas test (Also at final inspection).
- Shut-off valves for hose bibs and 1 piece tub units must be accessible
- Gas stub out as per city ordinance
- Plumbers responsible for insulations water lines in exterior walls
- Mechanical
- Bathroom exhaust fans must vent out the roof or side of wall to outside.
- Emergency overflow drain must be located in conspicuous place
Residential/Commercial Final
At the time of the final inspection structure must comply with current code. Permanent power will no be released until structure has received a Certificate of Occupancy. Commercial final must be performed by City Fire Marshall, City Engineer, and Inspection Department before a Certificate of Occupancy can be issued.
***Failure of any part of the rough inspections result in a $20.00 fee per failing trade payable before the next scheduled inspection. 2nd Failure of final inspections result in a $20.00 fee per failing item.
